InterNACHI® official vendor - built exclusively for inspectors

Your Google Business Profile Is Your New Homepage (Local SEO for Inspectors: Part 1)

Part 1 of a 4-part series on getting found where buyers and agents are actually looking in 2026.

When a buyer needs a home inspector, they don't drive around looking for a sign. They pull out their phone and type "home inspector near me." What comes back isn't a list of websites — it's a little map with three businesses pinned to it, complete with star ratings, hours, and a call button.

That block is called the Map Pack, and landing in it is the single highest-impact thing you can do to get more inspections booked. It sits at the very top of the results, above every website link, and it grabs the majority of the clicks. If you're one of those three, your phone rings. If you're not, that booking went to someone else and you never knew it existed.

Here's the part most inspectors don't realize: the Map Pack isn't powered by your website. It's powered by your Google Business Profile — the free listing Google builds for your business. For local searches, that profile is your homepage. It's the first thing buyers and agents see, and often the only thing they need to make the call.

So let's talk about what actually gets you into that Map Pack.

Google is asking three questions about your business

Every time someone searches locally, Google is quietly deciding who to show. It comes down to three things:

How well do you match what they searched? If someone types "home inspector near me" and your profile clearly says you're a home inspector, with your services and description filled in, Google knows to put you forward. If your profile is half-empty, it has nothing to match. This is the easiest factor to control and the one inspectors most often leave on the table.

How close are you? You can't move your business, but you can tell Google exactly where you work — your address and the areas you serve. Get that right and you show up for the towns you actually cover.

How well-known are you? Google looks at your reviews, how often other sites mention you, and your general presence online. A profile with a steady stream of real reviews outranks a stronger inspector with a neglected one. (That's a big topic — it's Part 2 of this series.)

What a complete profile actually looks like

Getting into the Map Pack isn't a one-time setup. It's a profile that's fully filled out and kept alive. That means:

Every field completed — your correct hours, the right business categories, your full list of services, and a real description of what you do. Photos of you working, your vehicle, your branding — added regularly, not once in 2019. Posts pushed through your profile so Google sees the business is active. Reviews coming in and getting responses.

None of these are hard on their own. The problem is that they're ongoing, and they're exactly the kind of thing that slips when you're booked solid with inspections. A profile you set up two years ago and haven't touched since sends Google the same signal a dusty storefront sends a customer: maybe this person isn't in business anymore.

Your website still matters — but it works with your profile

Your Google Business Profile is the storefront. Your website is what backs it up. When a buyer taps through from the Map Pack, your site needs to load fast, look professional on their phone, and make booking easy. The profile gets you found; the website closes the deal. You need both pulling in the same direction.

That's the foundation of everything we build. Every IWB site is designed to be the thing your Google profile points to — mobile-first, fast, and built to turn a visitor into a booked inspection.

The honest bottom line

Your Google Business Profile is the most valuable piece of marketing real estate you own, and it's free. The catch is that "free" doesn't mean "effortless." Keeping it complete, current, and active is real, recurring work — the kind that quietly falls off the list when you've got inspections to run.

That's the whole reason we built our done-for-you Marketing service. We keep your profile optimized, your content fresh, and your business showing up where buyers and agents are looking — so you can stay focused on the work you're actually good at. As InterNACHI®'s Official Vendor, this is all we do, and we do it only for inspectors.
