Should Home Inspectors Be on Social Media? (Honest Answer: Yes, But Not Like This)

Ask most home inspectors about social media and you get one of two answers: 'I barely have time to eat lunch between inspections' or 'I post sometimes but I don't think it does anything.' Both answers make sense. But the inspectors who've figured out how to use social media strategically — even with minimal time investment — have built something valuable: they stay top of mind with the agents and clients who drive their business.

Who's Actually Watching

Social media for a home inspector isn't about going viral. It's about a much smaller, more specific audience: the real estate agents in your market who refer clients to inspectors. If 50 agents in your area follow your Facebook or Instagram page, and they see your content regularly, you become the familiar name. The one they think of first when a client needs an inspector.

Buyers matter too — especially past clients who might refer a friend or family member buying a home. A simple post about a common finding from an inspection, a seasonal maintenance tip, or a behind-the-scenes look at your work keeps you visible to people who already trust you.

What Actually Works

Educational content consistently outperforms everything else for inspectors on social media. Posts that explain something buyers don't know — what a double-tapped breaker means, why attic ventilation matters, how to read a moisture reading — get saved, shared, and commented on. They also reinforce your expertise without feeling salesy.

Before-and-after style posts work well too. A photo of a issue you found with a brief explanation of what it is and why it matters. You're not scaring anyone — you're showing that you're thorough. That's exactly what a buyer wants to see from someone they're about to pay to protect their biggest investment.

What Doesn't Work (And Wastes Your Time)

Generic inspirational quotes. Random posts that have nothing to do with home inspection. Sharing competitor content. Holiday posts with 'Happy Thanksgiving from our team!' when you're a solo operator. These posts take time and add no value to the people you're trying to reach.

Also: posting once a month and expecting results. Social media requires consistency to work. If you don't have time to post regularly, that's a real problem — and it's exactly why some inspectors pay someone else to do it for them. Inconsistent social media can actually hurt your credibility if someone visits your page and sees the last post was from eight months ago.

The Time Problem Has a Solution

The biggest objection is time. Between running inspections, writing reports, following up with clients, and everything else that comes with running a business, social media is easy to skip. The inspectors who solve this problem either carve out a specific time once a week to batch their content — or they hire it out.

A managed social media service takes the whole thing off your plate. You stay visible to agents and past clients without having to think about it. For inspectors who know social media matters but genuinely can't make it consistent, that's often the right move.
