The Real Reason Home Inspectors Aren't Getting Found on Google

You built a website. You've got your Google Business Profile set up. But when you search for home inspectors in your city, you're nowhere near the top. What's going on? The truth is, most inspector websites have the same handful of problems — and none of them are complicated to fix once you know what to look for.
Your Website Doesn't Actually Say Where You Work
This is the most common one. An inspector's website says 'professional home inspection services' and lists their certifications, but never explicitly mentions their city, county, or service area. Google can't read your mind. If your site doesn't say 'serving Columbus, Ohio and surrounding counties,' Google has no clear signal to rank you for Columbus-area searches.
The fix is simple: update your homepage and contact page to include your city and service areas naturally in the text. A dedicated service area page that lists the cities and zip codes you cover takes it a step further and can make a real difference in local rankings.
No One's Linking to Your Website
Google sees links from other websites as votes of trust. An inspector who's listed in the InterNACHI® directory, mentioned on a local real estate blog, or linked to from a Chamber of Commerce site looks more credible to Google than one with zero external links. This is called 'link authority' and it's one of the bigger ranking factors.
You don't need hundreds of links. Even a handful of quality ones from relevant sources — inspector directories, local business listings, real estate association pages — can move the needle. Claiming every free directory listing you can find is a good start.
Your Site Hasn't Been Touched in Two Years
Google favors websites that are active. A site that was built in 2021 and hasn't been updated since sends a quiet signal that this business might not be active. Regular blog posts, updated service pages, and fresh content tell Google you're still in business and worth ranking.
This is one of the biggest arguments for consistent blogging. Even one or two posts a month give Google a reason to re-crawl your site and keep your content fresh in its index. It doesn't have to be long — useful, relevant content that answers real questions buyers have is exactly what Google wants to serve.
Your Google Business Profile Is Half-Empty
Your Google Business Profile is often the first thing a potential client sees — and a half-completed profile signals a half-invested business. Make sure you've added photos, filled out your service descriptions, listed your hours, and selected the right business categories. Inspectors who add photos to their profile consistently see more profile views than those who don't.
Reviews are the other piece. Inspectors who actively ask for Google reviews after each job build a profile that's far more compelling than one with three reviews from four years ago. A simple follow-up text after an inspection asking for a review takes 30 seconds and pays dividends for years.
Your Website Loads Slowly on Mobile
Most people searching for a home inspector are doing it on their phone — often in a hurry, maybe right after their agent sent them your number. If your site takes more than three seconds to load, a significant percentage of those visitors will leave before seeing a single word. Google knows this and factors mobile load speed into rankings.
Image file sizes are usually the culprit. Large, uncompressed photos can slow a site dramatically. A well-built site should load in under two seconds on a mobile connection. If yours doesn't, that's likely hurting your rankings more than you realize.
